FEES
The inspection fees vary slightly
depending on the size and age of the house. Please call 321-960-7100 for
a detailed quote on your home.
A full inspection of a typical average size house (up to 1500 square
feet under roof) is $150.00.
Above that it is .10 per square foot under roof extra. Pools,
crawlspaces, irrigation, separate building (out-building) are extra.
(note:
most sq. ft. references are referring to the under air/heated area. Under
roof refers to all area's including those not under air/heat, like the
garage. The county property appraisers website will give the under roof
sq. ft. for the property).
We do not perform
WDO/Termite inspections, but if you request this inspection, we will
coordinate this inspection to be done at the same time we perform our
inspection in order to save you time.

SERVICES
Pre-Purchase Inspection
A home inspection is a visual process where all of the items typically
used within a home are tested and/or operated to verify proper operation
or installation. Foundation and exterior inspected, doors and windows are
opened and closed, roofing materials inspected, electrical and plumbing
systems evaluated, air-conditioning and heating systems operated. The
Inspector will fill the sinks and tub(s), run the shower(s), and flush
the toilets. All the while making notes on the condition and operation of
the components tested. At the conclusion of the inspection a completed
report will be written and uploaded to a secure website for your review.
Wind Mitigation Inspection
Windstorm mitigation is our best defense against the devastating
destruction caused by hurricane force winds. Windstorm mitigation means
making your home more resistant to being damaged by high wind speeds
caused by hurricanes and tropical storms. Florida law requires all residential
property insurance companies to provide hurricane insurance premium
discounts for certain fixtures and construction techniques, which have
been demonstrated to reduce windstorm losses. A “Wind Mitigation
Inspection” will verify the fixtures and construction techniques on
your home using the approved form OIR-B1-1802. You will then submit the
completed form to your insurance company for evaluation of the discounts
your home may qualify to receive. These discounts can be in the hundreds
and maybe thousands of dollars.
New Construction Inspections
New construction inspections are performed at the completion of
construction, but prior to your final walk through with the Builder's
Customer Service Representative or Superintendent. This is not a code
inspection but a visual and operational inspection. It is always a good
idea to verify that utilities (gas, water, and electric) have been turned
on, either by you or the Builder depending on the Builder's policy. The
inspection should be scheduled just a few days before your final
walk through with the Builder. This will ensure that most, if not all,
last minute items have been completed prior to your inspection. At the
conclusion of the inspection a completed report will be written and
uploaded to a secure website for your review.
Note: as some builders require us to include them as a "Also
Insured" on our insurance policy, please allow us at least two
days prior to the inspection to ensure this gets completed.
Pre-Warranty Expiration Inspections
Warranty inspections are performed during the 11th month of your 1-year
Builder Warranty. The inspection will be performed to verify that proper
building techniques were used and that the various components of the home
were properly installed and functioning as expected. This is an important
inspection and we recommend every new homeowner get this inspection done
prior to the expiration of the builders warranty. At the conclusion of
the inspection a completed report will be written and uploaded to a
secure website for your review.
Seller Certified Home Program (Pre-Listing
Inspections)
Listing inspections are very good for the homeowner who may not be in
tune with the condition of their home. A great many sales are cancelled
due to the buyer's shock at the "functional condition" of the
home. It may look great, but have serious technical, safety, or
functional issues present without the owner's knowledge. Having the home
inspected prior to placing it on the market is the ideal way to identify
and either repair or disclose the issue found in the Inspection Report.
Obviously, repairing the items would be the most beneficial towards
completing the sale. However, there may be financial reasons where the
owner can't make the repairs. Disclosing them up front and pricing the
home based upon that disclosure will often times produce a higher net
sales price for the owner. Most buyers will have their own
inspection done, but there should be no shocking surprises. Our
inspection report will be uploaded to a secure server. We can make this
report available to the public for their review by a link placed on your
listing.
